New York City begins fining owners whose sidewalk sheds stand without façade repair progress
A Buildings Department rule in force since August 13 sets $5,000 to $20,000 penalties for missed façade repair milestones and requires an engineer's or architect's progress report at each shed renewal.
Owners of New York City buildings wrapped in sidewalk sheds now pay for every month the shed stands without repair work, and face fixed penalties if façade repairs miss set deadlines. The New York City Department of Buildings (“DOB”) adopted N.Y.C. Rules, tit. 1, § 102-07, effective August 13, 2026, to carry out Local Law No. 48 (2025) and Local Law No. 51 (2025), and set the related filing fees in N.Y.C. Rules, tit. 1, § 101-03.
