New Jersey weighs up to 129 Opportunity Zone tracts, with housing a priority, by October 28
New Jersey will nominate new federal Opportunity Zones by an extended October 28 deadline, ranking tracts partly on housing capacity; designations would run from January 1, 2027, through 2036.
Which New Jersey neighborhoods will offer investors a federal capital gains break on new housing and mixed-use projects from 2027 is being decided this month. The New Jersey Department of Community Affairs (“DCA”) says the State will submit its nominations for the second round of Opportunity Zones by October 28, 2026, the extended federal deadline; the original 90-day nomination period under 26 U.S.C. § 1400Z-1(c)(2) and Rev. Proc. 2026-14 opened July 1 and ran to September 28. The Governor may nominate up to 129 census tracts, and housing capacity is one of the three priorities the State has set for choosing them.
