New Jersey bars landlords, associations and towns from banning small plug-in solar panels from March 2027

A new law exempts plug-in solar devices of up to 1,200 watts from utility interconnection and local permits, and voids lease and association rules that prohibit them.

Owners of apartment buildings and the boards of condominium and homeowners' associations in New Jersey will soon be unable to forbid residents from plugging small solar panels into a balcony or patio outlet. Governor Mikie Sherrill signed the Garden State Balcony Solar Act, S. 2368, on September 1, 2026, as P.L. 2026, c. 82; it takes effect six months after enactment, on March 1, 2027.
